Steve Irwin, better known as the ‘Crocodile Hunter', was mortally wounded by a stingray while diving off the north Queensland coast during the filming of a documentary called ‘The Ocean's Deadliest'.
Steve had confronted some of the most dangerous animals in the world. The stingray, usually a peaceful animal, will only attack when threatened. It is a sad irony that Steve was killed by a passive creature.
His production team say he was swimming over a stingray, whose barb went up into his chest and put a hole in his heart. He was rushed to the Low Isles, where he was attended by Dr. Ed Loughlin within thirty minutes of the accident. Dr. Loughlin said there was nothing he could have done to save him from his ‘non-survivable injuries'. Loughlin said, “He had a penetrating injury to the left front of his chest. He had lost his pulse and wasn't breathing."
Sting ray venom contains serotonin, 5-nucleotidase, and phosphodiesterase. 5-nucleotidase and phosphodiesterase are responsible for the necrosis and tissue breakdown common with stingray envenomations. Serotonin causes inexorable pain in the region of the injury.

My - Gulmohar - Flamboyant tree - Royal poinciana
I have a Royal poinciana - Gulmohar - Flamboyant tree in my front garden.It was born in 1989, planted in a corner outside my home by my parents. It's beautiful tall tree with branches spread all over, green leaves, red flower.
Recently a new neighbour who came to live opposite my home wanted to cut this one of the most beautiful tree of the world.
I don't understand why one would want to cut the most beautiful tree of the world.
The new neighbor say that the tree branch is coming near their house, they say that leaves of this beautiful tree create a lot of waste dried leaves and dried branches.
Oh! I did not understand their logic.
They called a woodcutter and cut the branches of the tree which was coming near their house.
I would love to have branches of trees touch my home.

Qualifying for a Mortgage
Pre-Qualification
Why is a simple prequalification alone usually not enough when starting your mortgage search?
A loan prequalification is usually just a best estimate by a loan officer after a brief period of conversation and little gathering of information. This guess assumes all the information you supplied was accurate. You may even get a prequalification in writing on the lender's letterhead, but the lender is not providing a commitment to lend, that involves going a step further in the process, to a Pre-Approval
A preapproval involves an in depth examination of your credit history, financial situation, and sometimes the property itself. The lender will independently verify the facts you supplied on your loan application. They will collect and examine your W-2's (tax returns if self employed), pay stubs, credit report, and your bank and other asset statements. You should then receive (request if you do not) a written commitment to lend on a specific property. The only conditions usually present on a lender's preapproval are a satisfactory appraisal of the property, clear title, and proof of homeowner's insurance and flood insurance if required.
What the Underwriters look at:
These are very simplified guidelines of what a typical mortgage underwriter will consider when evaluating your mortgage application for a conventional (Fannie Mae) loan. In the past few years, most of these rules have not only been bent but shattered. But first the basics:
1) Debt to income- The ratio of your total debt divided by your total income, the written limit is 36% although 40% is now the unwritten standard. This is figured on gross income.2) Income and job stability, 2 years at same job or in same industry preferred.3) Cash reserves are usually required to be seasoned (in your account for at least 6 months) and enough to cover your down payment, closing costs, and the first 2 months of mortgage payments.4) Loan to Value (LTV in mortgage speak) is the amount you are borrowing divided by the appraised value of the house.5) Property appraisal- Underwriters will go over the appraisal with a microscope and may deem either the appraisal or the subject property unsuitable to lend against.

Automated Underwriting
In the past 3-5 years there has been a major move in the mortgage industry away from human underwriters and to a more subjective way of measuring a borrower. This is called automated underwriting. You have a computer program that makes a decision based on the same basic criteria as above. Your application information is entered into a computer and the software makes a decision as to whether or not to approve your loan. The main difference is that automated underwriting will often use compensating factors such as a high credit score or low loan to value to approve the loan despite shortcomings in other areas of the application. I have seen loans with excellent credit that were approved with an 80% debt to income ratio when 40% is now the industry norm.
There is usually much less documentation required when a loan goes through an automated underwriting system (known in the industry as Desktop Underwriting) and loans sometimes close in several days now instead of several weeks. The human underwriter's role is reduced to verifying the documentation requested by the computer program and evaluating the appraisal.
The bottom line is that due to this automated underwriting it has become easier than ever to qualify for a low rate home mortgage.
Before You Buy A House – Top 10 Tips
1. Pre-qualify for a mortgage. Now you know how much house you can afford before you start looking. This will narrow your search and keep you “real” and not disappointed on houses you can’t afford.
2. Find a good neighborhood. Know the school district and is it a good one if you have kids attending. Is shopping convenient? Is the area growing and can you look forward to appreciation on your house? What’s the area like? Are you next to vacant land that could be a freeway or a new mall in your backyard?
3. Log. Log your visits to potential houses. Sounds silly, but after you look at several, it can get confusing later on. Write down advantages and disadvantages of each house. Even draw a simple layout sketch to refresh your memory.
4. Money. How much more is your house going to cost than just your house payment? Taxes and Insurance. And if you are new home buyer and don’t have a huge down payment (20%) then add in mortgage insurance. Required by the government. Check with your mortgage company. They can give you the rate. Realtors sometimes forget to tell you these added costs. This will be your real payment. You also have to look at utilities. And certainly it would be hard to move into a house without repainting or wallpapering or something.
5. Shop till you drop. Don’t stop at the 3rd house and say that’s it and pick one. You should look at a bunch of homes to get a good comparison. And you’ll remember number 3 above. You should look at 15 homes at least as an average guideline.
6. Inspect. Found the house you want? Ready to make an offer? Not yet. Hire a professional inspection service. Once they make their inspection, you are better armed with any potential problems and can adjust your price accordingly.
7. Let the negotiations begin! Now you are armed with your inspection information, you are ready to negotiate carefully. Put it ALL in writing. No exceptions.
8. Moving. Allow extra time to move. Something always happens. Make sure you have plenty of overlap and plenty of time to get out of your old house. One word. Rain.
9. A word on insurance. Shop around. Consider a high deductible. $250 deductible seems a little low these days. And you pay for it. Also, consider your car insurance while shopping. Most offer discounts when they get all of your business.
10. Real Estate Agents. Yes, you can find a house on your own, but agents are helpful to assess your needs and show you houses that may match what you are looking for. They also get on your side for the negotiating. Get a referral from a friend or family.
Buying a house is a big deal. No need to rush. They make them everyday. Shopping for financing can be as big a step as actually finding the house. Don’t give up. It’s work. Then you have to move everything.
